Luke’s Place Kingston is a local registered charity working to create affordable homes for people with intellectual challenges, with a mission to provide housing that supports health, wellness, and community. For LCCH, we’re moving toward a practical partnership: an MOU under which LCCH would provide stable, long-term co-op housing for some of their clients, coordinated with Luke’s Place Kingston’s supports. In practice, that means aligning intake and tenancy supports, designing accessible suites and shared spaces, and creating predictable pathways from service to housing. LCCH’s resident education, community programming, and on-site food systems can help lower daily costs while strengthening belonging—so Luke’s Place Kingston’s clients have safe, affordable homes and the wraparound community that helps them thrive.

Extend A Family Kingston

Extend-A-Family Kingston (EAFK) is a registered charity providing supports and inclusive programs for people with developmental disabilities and their families—ranging from Family Support (case coordination, planning, referrals), Adult Day and recreation programs, and system navigation through Developmental Services Ontario (South East Region). For LCCH, we’re pursuing an MOU under which LCCH would provide stable, long-term co-op homes for some EAFK clients, coordinated with EAFK’s supports. Practically, that means aligning intake and tenancy supports, designing accessible suites and shared spaces, and creating predictable pathways from services to housing. LCCH’s on-site programming and food systems can help lower daily costs while strengthening inclusion and community life—so EAFK clients have safe, affordable homes with the wraparound support that helps them thrive.

Planetary Harvest is LCCH’s vertical-farming partner. They’re co-developing a “first-in-Canada” attainable co-op housing project that integrates a full-scale, on-site vertical farm into the building so residents can live, work, and grow food in one place. Their scope includes farm design and operations know-how plus an integrated HVAC approach where the building and farm systems work together to improve indoor air quality, cut energy use, and lower GHGs—supporting LCCH’s climate-leadership goals while strengthening local food security and training/employment pathways for residents.

Bendale Property Managment

Bendale Property Management is LCCH’s day-to-day operations backbone—keeping the building, tenancies, and common assets running smoothly from opening onward. As a full-service firm with decades in Kingston, Bendale brings end-to-end property management plus in-house construction and maintenance capacity. For LCCH, that means routine and emergency response (24/7), tenant onboarding and communication, rent collection and monthly/annual statements, compliance and inspections, contractor/RFQ–RFP administration, and knowledgeable oversight of building systems (mechanical/electrical). Their portfolio spans residential, commercial, condominium, and affordable/social housing management, giving LCCH practical, locally grounded processes that protect the asset, support residents, and control operating costs. In short, Bendale provides the reliable systems, staff coordination, and reporting discipline that co-ops need to be well-managed and financially transparent.

PermaTech EcoSolutions is LCCH’s market development, procurement, and project management partner. For our 248-unit co-op with an integrated vertical farm, PermaTech leads the integration of climate-tech and modular construction, aligns design with net-zero targets, and keeps costs disciplined through value engineering and strategic sourcing. They build the milestone-driven project roadmap, coordinate municipal, financial, and technical partners, and provide financing advisory to match funding windows with build phases. To protect schedule and budget, PermaTech runs proactive risk mitigation and contingency planning. During execution, they oversee construction logistics, sustainability compliance, and funding drawdowns to maintain momentum and accountability. In short, PermaTech ensures LCCH’s mission and financial milestones stay in sync—delivering a high-performance, affordable community and a replicable model for sustainable, self-sufficient housing.

Grant Solutions Canada is LCCH’s grant strategy and execution partner. They build a tailored funding roadmap, surface stackable opportunities across federal, provincial, municipal programs and foundations, and then manage the process end-to-end—from prospecting and eligibility screening to proposal writing, budgets, portal submission, compliance, and post-award reporting through final payment. They work with both non-profit and for-profit partners, aligning timelines and deliverables to our growth goals while coaching our team and handling the heavy lifting on documents and stakeholder coordination. Their approach is explicitly “start to finish,” with personalized strategies and seamless support designed to make grants easier and more successful for clients nationwide. 3 Peaks CPA supports LCCH with the finance, accounting, and compliance backbone a complex co-op development requires. They specialize in technical accounting for co-ops and not-for-profits—financial reporting, internal controls, and assurance readiness—so LCCH’s statements stay accurate and compliant as the project scales. They also bring real estate finance and tax expertise for development structuring, construction cost tracking, and tax strategy across the build lifecycle, with direct experience on multi-million-dollar projects. To strengthen in-house capacity, they provide coaching and training that turns complex finance into clear, actionable practices for staff and board. Day-to-day, they can handle small-business tax and accounting needs to keep books clean and decisions timely. INSITE Project Consulting is LCCH’s civil engineering and project-management partner for land development. They engage early to compress timelines and lower project risk. Through technical expertise, they provide Client support to lead stakeholders, navigate the approval process and manage sub-consultants. They provide site civil design and assemble the technical package (grading/servicing, stormwater, and related studies); then carry the project through tendering, contract administration, and construction certification to handoff. Their approach emphasizes proactive engagement to minimize rework and control costs—applied across subdivisions, apartments, and community facilities in the region. Led by founder and CEO Nancy Dionne, P.Eng., INSITE brings Kingston-based leadership and deep municipal experience to keep LCCH’s schedule, budget, and compliance aligned from concept to completion.

The Boulevard Group

BLVD is LCCH’s land-use planning partner in navigating the development approvals process. BLVD provides development planning advice, professional opinion, structure the approvals path and prepare the planning materials needed to secure municipal approvals — tailoring our vision with the City of Kingston Official Plan policies and Comprehensive Zoning By-law requirements in addition to securing Site Plan Control and other related approvals. BLVD coordinates with City staff along with internal and external stakeholders, manages submission timelines, and craft clear, defensible planning rationales to support an efficient approvals process. The team brings senior private & public-sector experience to our file, including policy formulation and hands-on navigation of municipal approvals, which helps anticipate constraints and reduce redesign cycles. Practically, that means guiding our rezoning / variances (as needed), site-plan control documentation, and community/agency consultation to keep LCCH on schedule and within scope. This aligns with the LCCH vision of establishing an affordable, vertical-farm-integrated co-op which stems from concept to construction with fewer surprises.
